We are legally required to register our tenants deposits with either the TDS or the DPS.
For landlords utilising our Gold Management Package we arrange and manage the protection of all tenant deposits in accordance with current legislation. Deposits are registered with the Tenancy Deposit Scheme (TDS), where they are securely held as stakeholder.
The deposit funds remain protected by the scheme, ensuring transparency and an impartial resolution process at the end of a tenancy.
An initial ‘Holding Fee; is payable when applying for any property. This is equivalent of 1 weeks rent and is payable when completing the online application.
This amount is deducted from the first months rent, which is payable upon entering into your tenancy agreement.
There is also a deposit (of 5 weeks rent) payable.
Payments associated with a request to change the tenancy agreement i.e amending the rental due date, amending names on the agreement must be made in writing and must be agreed with the landlord in advance. Where the rental due date has been changed the rental amount from the original and the new agreed date plus the £50 cost must be paid on the original due date. The rental payments can then be made on the new agreed date.
The tenant is fully liable for the cost of damage caused by them or misuse.
