We begin by presenting your property to the market at the highest standard, using 4K photography, ensuring it stands out while also matching it against our extensive tenant database.
All viewing requests are carefully pre-qualified against our referencing criteria before any physical viewings take place.
Once suitable applicants are identified, a member of our team will arrange and conduct viewings.
Our comprehensive referencing process includes credit checks, employment verification, address history, and additional in-house assessments to ensure reliability and suitability.
Once all checks are successfully completed, we proceed with our move-in process, which can include a detailed inventory using the latest digital software where required.

A working smoke alarm must be installed on each floor of a rental property. Although only a legal requirement in a property with a solid fuel burning appliance, we do ask that a 'Carbon Monoxide Alarm be fitted as standard in all our new rental properties.
It is a legal requirement for all tenanted properties to have a current Gas Safety Certificate. These are valid for 1 year and a current Electrical Certificate (EICR report), these are valid for 5 years.
Our team will arrange for these to be completed once a suitable tenant is found, £99 (incl VAT) payment is required prior to commencing this service. (An administration cost is included within this fee).
It is a legal requirement for all properties whether For Sale or To Let to have a current Energy Performance Certificate prior to marketing. These are valid for 10 years.
