We aim to manage your rental property as our own working with you find the most suitable tenant.

Our dedicated staff aim to build relationships with all landlords and are on hand to discuss all aspects of the lettings process.

Our customer service is unrivalled. We aim to achieve the best rental price for your property within the shortest time possible. Most importantly through our stringent referencing process. We aim to find a tenant who matches even the most exacting requirements.

Firstly, all properties are presented to the market with the highest standard of presentation, along with being matched against our extensive database.

Then all rental viewings requests are matched against our referencing requirements prior to the physically viewing of any property.

Once matched a member of our dedicated team will arrange a viewing. Should a party be interested further information is collated and discussed with the landlord before an offer to apply to rent any property.

Our referencing process is as robust as possible, including background, credit, employment and address checks. With further in-house checks being carried out.

Once we are satisfied with all references, we will complete our move in procedures, which include (if required) an extensive inventory of the property using the latest software.

  • Fully Managed Service:
    Initial Set Up Cost: £350 (incl VAT)
    Monthly Management Cost: 12% (incl VAT) of the monthly rent due
    Minimum Management Cost of £60 (incl VAT)

  • Rent Protection & Legal Services: One off annual cost: £250 (incl VAT) 
    Only available with managed services
  • Tenant Find Only starting from £500 incl VAT

Smoke Alarms & Carbon Monoxide Alarms

A working smoke alarm must be installed on each floor of a rental property. Although only a legal requirement in a property with a solid fuel burning appliance, we do ask that a 'Carbon Monoxide Alarm be fitted as standard in all our new rental properties.

Gas Safety Certificates & Electrical Certificates

It is a legal requirement for all tenanted properties to have a current Gas Safety Certificate. These are valid for 1 year and a current Electrical Certificate (EICR report), these are valid for 5 years.

Our team will arrange for these to be completed once a suitable tenant Is found.

EPC's & Floor plans

It is a legal requirement for all properties whether For Sale or To Let to have a current Energy Performance Certificate prior to marketing. These are valid for 10 years.

Our EPC's are provided with colour floor plans.

£99 Payment required prior to commencing this service. (An administration cost is included within this fee)

Regular Inspections

Our trained staff carry out routine visits to all of our managed properties every three or six months and provide comprehensive reports with photographic evidence to our landlords.

Maintenance

Our team of reliable tradesmen help to maintain our managed properties at competitive rates.
